Create a list that outlines each of your reasons for homeownership. If you‘re trading up or down, or if you‘re a first-time homebuyer, make sure you have a thorough understanding of how the change will impact your lifestyle. Ask yourself why you are buying a home: to stop paying rent? to build equity? to have a place and space of your own? to raise a family? to move up to a bigger home? Next, make a list of your "must haves" and "want to haves".
Factors to consider are: area (city, suburban, neighborhood); community, neighborhood (older and settled or sparkling new, a particular school zone catchment for your children, recreational facilities, and other community services such as transportation, transit, skytrain, day care, library, stores, places of worship, entertainment, restaurants, shopping). How many minutes are you willing to commit to commuting to and from work?
Home styles? How much space do you need? Do you require a one-level home, are stairs acceptable or do you need a one-level rancher? Consider size and kind of property. Older home? Perhaps an older home to fix up? Keep in mind that someday you or your heirs will want to sell. How long do you expect to live in this particular home? You may have children in the future or alternatively, one day your kids will grow up and leave you with a big empty home, in both cases you will have to sell your home.
Get pre-approved for a mortgage loan. By being pre-qualified, it increases your credability as a serious buyer and will determine how much you can afford so that you don‘t spend time shopping properties that are out of your price range.
